Second Building Completed at Research Forest Lakeside, Adds Needed Office Space to The Woodlands

JD Warmack LP's managing partner, James Warmack, and Ziegler Cooper are pleased to announce the recent completion of Research Forest Lakeside Building 4. The 12-story, 297,827 square-foot office building is the second of 8 new buildings to be built in the 77-acre mixed-use development located on Lake Woodlands. The building is oriented with its south facing façade toward the water’s edge, offering unobstructed views of Lake Woodlands. Sunshades above each floor serve both to prevent solar gain and to bounce natural light deep into the office spaces.

“Pre-certified LEED Gold, Building 4’s efficiency and classic material finishes will make it a standout for years to come,” stated James Warmack.

A waterfront motif carries subtle echoes into the building’s lobby with the use of sail-like geometric inlays of granite and limestone flooring. A geometric architectural lobby ceiling visually guides tenants toward the elevator lobby. A common “halo” pedestrian walkway and vehicular drop off connects Building 4 and 5.

“This project is the best new development in The Woodlands area with a campus style, lakeside setting; the project is very attractive for large corporate users,” said Kurt Hull, AIA, Senior Principal at Ziegler Cooper.

Research Forest Lakeside 4 was completed by ZC+O, a strategic association between Ziegler Cooper and Odell. Additional team members include Harvey Builders, general contractor; Cardno Haynes Whaley, structural engineers; DBR Engineering Consultants, MEP; Jones & Carter, Inc., civil engineers; and Clark Condon Associates, landscape architects.

Ziegler Cooper provided architectural and interior design services for Building 5. The 193,000 square-foot, 8-story building will be the new corporate facility for Repsol. Currently under construction, the project is adjacent to Building 4 and is the next to be completed.

The 6-floor, 135,921 square-foot, Building 9 along with a 33,000 square-foot retail phase are currently in design. A 4-story parking garage will be included.
