Three Square Design Group designs Intrepid Business Park Phase II 161,500 square foot complex

Three Square Design Group is the architect for the 161,500 square-foot Phase II of the Intrepid Business Park in Northwest Houston. The speculative office and warehouse business park is developed by Triten Real Estate Partners, LLC.

This phase of the business park includes Buildings 2 and 3. Building 2 is designed with a pre-engineered metal building frame and a tilt-wall shell. The 39,000 square-foot building has a 28-foot eave height, designed to accommodate a 20-ton crane, and is designed for manufacturing and industrial users.

The tilt-wall shell building for Building 3 is 122,500 square feet, with a 30-foot clearance. Building 3 is designed to accommodate warehouse and distribution users.

“This phase of the Intrepid Business Park is unique in the way it mixes two product types,” says Jackie Rye, Three Square Design Group project manager. “There aren't many industrial parks that have single user crane-ready buildings in addition to traditional cross-dock distribution buildings."

The buildings are currently under construction with general contractor Dyad Construction, LP.
